Open houses are attended by listing agents who are paid by the SELLER. Do you think you are getting the best deal & buying advice (e.g. area safety, value for money,  other good homes available, etc) when buying through them? The buying agent is LEGALLY obligated to give you the best advice for YOU! Why not get independent, impartial advice from YOU OWN agent? Most agents sell & buy more homes than typical consumers and know the tricks of the trade. You can't learn everything from reading only. Remember: "No man's knowledge can go beyond his experience"  Most properties are over-priced, many severely. Around 30-40% of homes listed are NOT sold often due the the price. Agents know when a home is over-priced & will advise you. Don't fall for a greedy seller which may overprice ($50,000+) just to "test the waters".
